Plan to start some of my information regarding Foreclosure, Short Sales, and the “I Buy Houses” business soon, probably Monday, and probably VIDEO!!  CHEER.  I’m learning that I am not the best writer.  Although I’ve never been much of a public speaker, or one for an audience, there really ISNT one when I’m here videotaping myself, so since I can get over that I don’t think its going to bother me much being watched on the WWW… we’ll see how it goes. (My mind plays over and over… “What goes on the web, stays on the web.  You’ve seen the commercials too eh?)

I hope to serve a couple purposes via this blogging.  Firstly I think there needs to be more information available regarding this industry, mainly so we can HELP more individuals who need our services.   What this means is I intend to tell you EVERYTHING there is to know about this business, how it operates, how it benefits ME, and how it can benefit YOU.

So, I buy houses.  That used to be Step 1.  Now I want to re-organize my operation.  My new first step is going to be…

Step 1.  Provide information!… to those who need real estate and related information in order to solve THEIR problem in a way most beneficial to them.  As you probably guessed, just like Wal-Mart and any other successful service or product provider in the history of business, we need to buy our product at a price that allows us to make a profit, otherwise we won’t be in business for very long.  To do this, we offer a service and it is usually this… We can buy houses RIGHT NOW, for cash, in any condition, and we buy at a discount so we can create profit.   How much profit and such is going to be discussed in future blogs and vlogs. With the Real Estate market such that it is, with foreclosures at all time highs, and prices yet to hit the bottom, with no predictable end in sight, we at the “I Buy Houses” front need to step up and start fighting this battle.  I can tell you this, weekly in JOCO, and more than likely in ALL counties across America, there are countless homes being sold by auction on the courthouse steps.  I can tell you in my experience there are no less than 10 per week, sometimes as many as 25 to 30.   If you think the local Trump is buying all these “great deals” and getting rich, THINK AGAIN.   95% of most homes are mortgaged to their full value if not UPSIDE DOWN before entering foreclosure.  By the time foreclosure is finished with them… attorney fees.. court costs.. missed payments.. penalties… interest.. and any other fee they can tack on..  the homes are impossible to buy for ANYONE, let alone investors. Not to mention at the auction its AS-IS, CASH ONLY.  You can buy a home off the MLS in this market for a GREAT price and not hardly work up a sweat,  get a closing period and a chance to get a mortgage, not to mention inspections clauses, title insurance, and usually a shiny set of keys and an empty house to move into on closing day.  This ISNT how auctions work!

So.. What I hope to do is cut into the number of homes making it to auction every week at the courthouse steps.  (BTW, want to see how many? go to  http://www.jocosheriff.org/fs/fsPend/ for upcoming sales… and http://www.jocosheriff.org/fs/fsprev to see whats sold recently.  Tip… all auctions “Cancelled” have not been corrected or redeemed, some may be stalled.  Also, “Plaintiff” refers to the lender, the plaintiff in a foreclosure action and means the bank was the highest bidder and will take possession of the house after all redemption obligations are met)

I don’t intend to buy all these houses.  In fact, for starters I’m going to be GIVING FREE information to anyone in foreclosure so that they can STOP THEIR OWN FORECLOSURE.  Whether you can pay up what you owe and keep making your payment, or you can’t pay up, but can keep making your payment, or you can’t make your payments and need to move on (which doesn’t mean your only choice is to take the foreclosure), no matter what situation you’re in… you can keep a foreclosure from being judged against you IF YOU TAKE ACTION to do so.  I can offer you ALL the information we use in the “I Buy Houses” industry regarding foreclosures and you can do it yourself!   If you don’t want to, or can’t handle the stress or pressure, I am more than happy to do it on your behalf.    AHA you say, there’s the charge!!   Nope.   Still FREE!  So if you want to stop foreclosure, I want to give you the knowledge you need to do so, and if that’s not enough, I”ll give you a hand as well.   FREE

And before I wrap this up let me disclose/answer the obvious question.  So what’s in it for ME?  Well the answer is this… I”m in a real estate related business.   I buy and sell homes, I rent homes, I finance homes, I manage other peoples rental properties, I fix properties, etc.   I get paid when I do these things.  Now before you remind me that you have ZERO equity for anyone to get paid let me say… That’s where you’re lacking knowledge… there are still ways to stop your foreclosure, and for me to make a living.. and it won’t come out of your pocket.. ever.    The short explanation is this.  You DON”T own your home.. like the old joke goes..  THE BANK owns my home, I just pay for it.   That’s true for the most part, especially if you have little or no equity.  The foreclosure is just to get you out of their property or back to paying the monthly payment, because that’s what banks are about, MONEY!  If you can’t pay, you need to return the property.   Since THE BANK owns the property, then they will sell the property for whatever it’s worth at any time, regardless of what you owe.  The bank does NOT want to own this property and if it can be arranged in a WIN WIN WIN situation, YOU included, they will sell the home to me, or ANYONE, at a price necessary to do so, even if they have to give up a little of what they are owed.  This is called a Short Sale, or Short Payoff.  This will all be explained in future blogs and vlogs.
